Is anyone out there producing plumbing schematics for drawings within Softplan? A new requirement for some municipalities, here in PA, in order to obtain a building permit.

Hi Gary,

 

We are now required by our local authority to submit schematics here. I am currently doing mine with line drawings ,a tedious process, and overlaying on the floor plan. 

It is impossible to meet this requirement as my clients don't even have a Contractor picked out yet that could perhaps draw them for me.

(maybe in our next upgrade we can get that as part of SP).

Here Plumbers are required to be licensed so I do not know if it would actually be legal for me to design their system.

That would probably be considered practicing without a license. Even so they do at least have some training and i do not. 

I would think that you could simply provide the plumber with a set that only includes walls and plumbing and let them hand draw their schematics on it. 

Just tell your clients to go pick a contractor because they will need one before they start building and so why would they try and pull their own permit without one.

 

Other than that schematics are just lines and symbols -are they providing you a list of the symbols they want you to include?

I do plumbing schematics (line drawings) of the DWV routing to make sure the plumber doesn’t botch the Trus Joists  with ill advised hole cutting.  Coordinating  the plumbing fixture layout with the joist plan is SOP in my company.   You don’t need a plumbing license to do this, but you do need to know DWV requirements.  Here’s a sample from a second story addition.

RE: the comments about needing the Plumbing Contractor on-board prior to permit submittals, so as to complete a plumbing schematic that reflects what will be installed, I'm wondering if the building department will accept a "Deferred Submittal"...

 

We do Deferred Submittals for Residential Fire Sprinkler Engineering all the time... and I have done Deferred Submittals for Gas Pipe Schematics as well as Plumbing Schematics...

cool... they're usually fairly reasonable to work with up there...

 

I had not realized that they were now requiring plumbing schematics for all projects now... that said, we have done them for Nevada County in the past, as well as gas service schematics...

Update:

 

I met with the Plans checker on Friday and they do allow for a deferred submittal for gas pipe sizing and HVAC schematics. Nevada County requirements have changed dramatically in the last couple of years, but it appears to be a Statewide trend. The good news is that they were very friendly and helpful when I met with them.

 

I've also learned that a local Title 24 energy consultant offers the Schematics as a service (some additional charges may apply  .
