I cannot figure out for the life of me how to make this lot work. I know there are a lot smarter people on here than me. I have a goofy corner lot. 2 of the 4 lines are straight but the front and side property lines are an arc. How do I do this. I'll attach the lot. TIA!!

Matt,

 

 using surveyors coordinates start with the straight property lines.

Then when you get to the arcs enter the arc radius, the arc length and the arc delta then hit next. it should work out.

If the arc ends up curving in the wrong direction click on Reverse Center and that should correct it. (Or it might be Complement I keep getting those two mixed up.)

Yeah thats what I tried to do but for some reason it would send it of to a wrong direction. I think I needed to step away for the night.

If it's in the wrong direction, Because of the way the bearings are written you get Zigzags sometimes - you have to use the complement bearing, I believe.

If your surveyor's coordinates or bearings go in the wrong direction, you need to check or adjust your direction of NORTH. That will have a major impact on the coordinates, because it all references North. 

You can typically look at one of your straight property lines and figure out the direction of North. Typically it will either be one of the coordinates, or the remaining number if you subtract 22.5, 45, 90, 135, etc

What works for me when surveyors change their direction is just adjust the N to S or the E to W (or vice versa).  Doing one or both of these, with making sure the coordinates are correct always seem to work for me.

I am having the same issue. I have tried Reverse, and changed N, S, E, and W and the closest I have gotten is this (attached) where it is still several feet away from connecting.

Anything I am missing?

First ... you need to click "REVERSE CENTRE" to change the arc.

 

Assuming you have the bearings and lengths of the original lines correct (I can't read them to check from the screenshot). Try putting the two front arc's in independently and see if that makes a difference.

The DELTA above is correct. However, it is NOT a BEARING, it is purely an ANGLE between the two radius lines.

 

The best way to put that chord in, is snap it to the two known points, and adjust the radius to suit - in this case 233'
