Does anyone have a disclaimer or verbiage that they use or add to a material take off to inform the customer items may depend on framing methods, wastage, etc.?  Fairly easy to write I know but perhaps someone may have something that I may not think about.

Estimate Disclaimer:
An estimate is designed solely to provide the contractor/customer with a rough estimate of the amount of material used in the given project. The material estimate will be based upon calculations or data provided by the contractor/customer and such estimate assumes, among other things, normal and typical building and construction techniques. The actual amount of material used may vary from the material estimate due to a number of factors. Consequently, no representation or warranty has been made that the actual amount of material used will not vary from the estimate.

Thanks Harlon.  You have some areas noted that I like and need to incorporate.  This is what I had:

 

Note:  Material list is generated by Softplan as a Building Information Management system.  The material does not include material for due to wastage, change orders, field conditions, bracing, or based on contractor’s method.  All material needs to be verified by contractor/vender before any work is to be done and is not the responsibility of designer to understand all construction methods.

One thing that I include is the statement that the materials listed represent an order of magnitude and the actual required quantities will vary depending upon several conditions that I have no contol of. Consequently, no representation or warranty has been made that the actual amount of material used will not vary from the order of magnitude listed.
