Need Suggestions for a Work Around

I've got a interesting need here and have been brainstorming ideas for a week with not luck.  

 

Here's the situation.

 

I have some older clients that will be building a new home.  They are really concerned about accessibility as they age.  The house will have a full basement as is common here in Utah and will also be utilizing 18-24" deep floor trusses so we can get all the duct work hidden in the floor cavity.  This leaves us with at least 3-4 steps plus landing at every entrance to the house and possibly more if we take the riser height down so steps are easier in the future. 

 

The builder and I have the idea of pouring 9-10 foot foundation walls and having a recessed ledge for the floor framing to sit on.  The floor sheeting would extend over the remaining 4" of foundation with a single plate below.  This will likely require two sets of anchor bolts and sill plate as well but will get us where they only have 6 inches or so from final grade to floor height.

 

Here's where I need some out of the box thinking.  I can draw the floor system with only a plate and sheeting.  I can line draw the detail to show how this is going together.  I would really like it to look correct in a cross section and am struggling a little with that one.  Basically what I need is a cross opening with only 4" width so it leaves half the width at full height and half with the lower ledge I need.

 

Anyone have any ideas?  I'm a little stumped right now

Why not actually define the wall as it is, with the reduced width top section.

 

Along these lines ... obviously this is a separate scenario, but you get the idea.

Simple definition ... you can even change the display height as required to show different widths.

We have done houses like that here for a couple of years.  We have done it two different ways.  One like you are saying with a "reverse brick-ledge" where the truss sits in the extra wide beam pocket.  The other is we used top chord loaded trusses.  With the former you get almost no step into house from garage or covered porch.  Second way is easier on construction but you will have about a 6" step from garage.  

 

For your section help I would create a new foundation wall showing the pocket drawn in it.

We do it the same as Tom here in Colorado....top chord bearing floor trusses is the way to go.

Very good.  I hadn't thought of that.  I'll call one of my truss guys tomorrow and discuss.  I had thought today about just bearing the floor trusses on the firred wall against the foundation...very simple solution there but right now the basement is planned to be unfinished so I'd hate to give them additional cost if we can come up with another idea.   Thanks for all the comments.
