I have a customer who wants a poured foundation walkout wall with 3 foot high brick veneer and siding above it to match up with the framed structure siding above, on their new home design. I'm looking for examples/solutions for a construction drawing wall detail which would cover concerns with matching up with the framed structure siding above, and compliance with IBC 2015. The interior of the walls are to be unfinished concrete and each exterior end of the walkout wall will have block retaining walls for the walkout grade change.

If you google brick and siding wall section details you ought to be able to find something. Typically brick veneer is not bearing. So, to draw it, you could probably find an existing wall definition with brick veneer skirting and wood siding above and add the partial foundation wall underneath to support the framed wall behind the brick on a ledge. Just adjust the offsets and add the height of concrete wall you want. Or, set a brick veneer wall on your walk-out foundation and adjust the height of brick to your specs, adding siding above the brick.

 

For instance, this wall could be sitting on the slab/walk-out foundation...

Those are some helpful links Mark. On this particular project, there would be a 9' poured foundation wall of the basement space which supports the wood truss floor and framed exterior walls above. The 3 foot high brick is decorative non bearing. So the challenge is installing exterior insulation to code on the exterior of the poured wall and then attaching siding above the 3 foot high brick wall where the poured wall is. Once above the poured wall, the detail would be a typical framed wall and siding section detail.

You would typically install a framed wall on the inside of the poured walls leaving a 1" (min.) air space between the insulation and the concrete. No other way I can think of to do what you want.

Agreed Gary and that is what we typically do. I can't think of any viable way to do a standard poured concrete wall so I'll just tell the customer that is what is needed to meet code.

10-4 on the ICF Gary. I personally like them and started doing them in the early 90s, but this customer's project is to be a conventional poured foundation.

We've done an earth berm house where the owner wanted exposed concrete inside, so all insulation was outside the poured concrete. For the above grade finish they wanted a cement based stucco. So, we came up with a solution with rigid insulation fastened to the concrete and layers of fiber mesh, wire lath, etc. that worked to add all the insulation and finishes outside. ICF walls would be best, but furring strips and rigid insulation outside could work. Or, check out the ZipSystem insulated sheathing and ask a local rep about fastening to the concrete.

If this is a walkout basement, why pour the foundation 9' tall (on the walkout portion)?  If you are supporting 1 floor load, and 1 roof load just make it a 2x4 or 2x6 framed wall and be done with it (unless there is something I am not understanding)
