General Remodel drafting question

Hello everyone,
I am wondering if anyone has some general guidelines/tips of what the city/engineer/contractor typically is wanting to see on remodel drawings. I’ve never done one before. Any example work that could be provided would be greatly appreciated. Thanks in advance.

First, remodel is vague.  Second, what are the clients expectations?  Third, how much time are you willing to spend on the project?  You dont need to answer these questions.

 

 

1.  Draw the existing house as is.  Exterior and Interior walls, all openings, etc.  Label existing walls as "existing" and shade them.

2.  Draw all the "new" walls.  Exterior and Interior walls, all openings, etc.  Label them as "new" walls and shade them a different texture than the existing walls.

3.  Site plan label existing house, addtions, all new flat work, etc etc.

 

Follow pts 1 & 2 through the foundation, 1st floor, 2nd floor, elevations, etc.

 

As far as openings (doors, windows, c.o.s)  label them appropriately as new or existing.

 

Keep asking yourself "if i was a builder what would i need to know".  

 

Keep in mind the IRC b/c if you are changing the use of certain areas then those codes may need to change as needed.  EERO's, etc etc.

when I do remodels and additions I have two drawings for each view  "as built" and "remodeled" and they are side by side on my sheets.  Easy for all trades to see what is currently there and what its supposed to look like when its done.  I was a builder for a long time and wish more designers had done it this way.

Assuming there are no surveys and original plans available what is your process for getting the as built plan drawn up as accurately as possible?

Have you checked out your local building department website to see if they have any information on what they want?

Yes I have. Just wanted to get a sense of how more experienced drafters, architects, and designer prepare these types of drawings in practice.
